Jennifer joined Watt as a Managing Director in 2011 and is responsible for acquisitions and investment management. Within that mandate, Jennifer lends her extensive expertise in land use, entitlements and the community outreach process. Prior to joining Watt, she was a Vice President at OneWest Bank where she managed a portfolio of distressed commercial real estate debt. From 2006 through 2009, Jennifer was a Vice President at Apollo Real Estate Advisors where she was responsible for West Coast acquisitions. At Apollo Real Estate, she participated in the entitlement of over 1mm square feet of ground up development. Previously, Jennifer held positions at Arch Street Capital Advisors, an international real estate investment advisory firm, and at Deutsche Bank Securities in the Real Estate Investment Banking Group.

Jennifer holds a Master of Real Estate Development from the University of Southern California and a Bachelor of Arts in Economics and German Literature from the University of Virginia. Jennifer has been recognized as a “California Woman of Influence” by Real Estate Forum and “40 under 40” by Southern California Real Estate. She is a member of the Urban Land Institute, a guest lecturer at Loyola Law School and sits on the Boards of the Santa Monica Chamber of Commerce and USC Price Real Estate Affiliates. Jennifer lives in Los Angeles with her husband and two sons.


Adam Siegman joined Watt Investment Partners as a Managing Director in 2013 and is responsible for the sourcing and execution of development, opportunistic and value add real estate investment strategies. As part of that role, Adam focuses on transaction capitalization, leasing and construction oversight. Prior to joining Watt, Adam was a Vice President at LoanCore Capital where he was responsible for the origination and acquisition of over $700 million of mortgage and mezzanine loans on commercial real estate properties. Previously, Adam was a Vice President at OneWest Bank, where he was involved in the acquisitions of First Federal Bank and La Jolla Bank in structured transactions with the FDIC. Prior to OneWest, Adam was an Associate for Citi Property Investors, where he focused on West Coast acquisitions and investments.

Adam holds a Masters of Business Administration from the University of California at Los Angeles and a Bachelor of Arts in Economics from Stanford University. Immediately following Stanford, Adam played a season of professional soccer in the USL for the San Francisco Bay Seals. Adam’s other pursuits include an active role in the Big Brothers Big Sisters of Greater Los Angeles and serving on the Board of Directors for STOKED, a charity organization focused on underserved students. Outside of the office, Adam enjoys surfing and spending time with his growing family in Manhattan Beach.


Jesse Liu joined Watt Investment Partners as a Vice President in 2017 and is responsible for the sourcing and management of equity investments. Prior to joining Watt, Jesse was the Vice President of Acquisitions at Laurus Corporation where he was responsible for sourcing new investment opportunities across the country. From 2014 to 2016, Jesse was an Originator/Underwriter at Calmwater Capital where he closed over $300 million of senior and mezzanine bridge loans on commercial real estate properties. Previously, Jesse was the Director of Acquisitions at Levy Affiliated Holdings where he focused on value-add investment opportunities on the West Coast.

Jesse received a Bachelor of Science in Economics from the University of California, Irvine.


Jackson joined the Watt Investment Partners team as an Analyst in 2016 after having graduated from the Cornell University School of Hotel Administration with a minor in Real Estate. His role is to evaluate potential new acquisitions / investments and provide support for all asset management needs. Previously, Jackson had worked at Merchant’s Hospitality, a hospitality ownership company in New York City, as well as RobertDouglas here in Los Angeles.

At school, Jackson was part of the team that won first place in the 2016 Cornell International Real Estate Case Competition, where they proposed a reinvestment plan for an office/retail portfolio in three disparate cities in the US. He was also the only undergraduate selected amongst six other teams to represent his Master’s-level course in pitching a self-selected Los Angeles senior housing development project at the Titans of Real Estate Shark Tank event. He enjoyed taking a wide range of real estate courses, including development, finance, and design.

In his free time, Jackson is an avid follower of Mixed Martial Arts (UFC/Bellator) and trains in the hope of one day joining the circuit. He enjoys the outdoors and heads out camping or hiking whenever he can to relive his military days.


Gail joined Watt Investment Partners in 2012.

Before joining Watt Investment Partners, Gail worked in various roles for Watt Companies providing her with a strong background in development, asset and property management, and capital improvements. She began her career working for the Los Angeles Superior Court in a supporting role to Superior Court Judges and was Assistant District Chief of the Santa Monica Superior Court.

Gail is originally from Colorado and earned her Bachelor of Science degree in Business and a minor in Spanish from Colorado State University. Gail is an active volunteer for several non-profit organizations including Meals on Wheels West in Santa Monica and AccessBooks providing books to inner-city schools and beautifying reading spaces in libraries.


Kim Caplan joined Watt Investment Partners as Assistant Controller in 2016 and is responsible for the accounting of all WIP investments and entity accounting. Prior to joining Watt, Kim was a Finance and Accounting Manager on AECOM’s corporate controllership team where she managed the quarterly SEC filings of the global, Fortune 500 engineering, design, and construction company. From 2011 through 2015, Kim worked for Ernst and Young, predominantly in the real estate sector with a wide array of clients and exposure to S-X, IPO filings. Previously, Kim held positions in the structural engineering realm as a project engineer.

Kim received a Bachelor of Science in Architectural Engineering from California Polytechnic State University, San Luis Obispo and a Master of Accounting from the University of Southern California and is also a Certified Public Accountant.


Marian joined Watt Investment Partner as an Accountant in January 2017 and responsible for the day to day cash operations and financial reporting for all the entities. Prior to joining WIP, she began her career in real estate with a single family REIT, at American Homes 4 Rent as a Treasury Accountant from 2014-2016 and a Property Management accountant from 2013-2014.

She received her Bachelors in Business Administration with an emphasis in Accounting at Mount Saint Mary’s University in 2013. She also received several certificates, one in Global Business and International Economics at American University in 2012 and the other in International Trade and Commerce with an emphasis on Global Business Management at UCLA in 2016.

During her days off she volunteers at various dog rescues in LA county, travels and goes to different events throughout Los Angeles.
